Staging Tips

 

CHECK LIST

  • Turn on all lights (interior and exterior)

  • Check for burnt bulbs and replace if necessary

  • All window treatments should be opened, and blinds pulled open

  • Have windows cleaned if possible

  • Remove any clutter from table tops/shelves/and floors

  • A good rule of thumb is to try to limit to no more than 3 items on any surface

  • Some items to hide (if possible): Trashcans, unsightly wires, cosmetics and toiletries from vanity counter tops, food/appliances/utensils from kitchen counter tops, clothing hampers, laundry piles, and used towels

  • If you have towels for decor those can be hung in bathrooms

  • Have beds made in bedrooms

  •  Try to arrange matching decorative items in each room, to add a splash of color/contrast to your photos.

  • Wipe down walls - especially in high traffic areas to remove any shadow marks / or imperfections that might be visible in high definition photographs

  • Have grass freshly mowed, trees and bushes trimmed, dead vegetation pulled/cut back, weeds pulled and concrete walkways/driveways swept and sprayed off.

  • If there are any patio covers or umbrellas have them out.

  • If there is ay fountains or decorative lighting turn them on.

  • If there is a pool or hot tub have the covers off and lights turned on.

  • Leave a note in the kitchen are if there are certain rooms or features you would like showcased specifically.


TWILIGHT

  1. Twilight appointments are late night appointments. Photographers will be at the property until about 45 minutes after sunset

  2. When photographing a property at twilight, time is of the essence.

  3. Time changes quickly during twilight so we ask that all lights, interior and exterior

    are turned on prior to our photographers arrival.

  4. Check for any burnt out bulbs and change out before your shoot starts.

  5. Pool lights, fire places, are recommended to be turned on.

  6. Exterior lights are imperative to a twilight shoot, so any and all will need to be set to

    be on prior to sunset.

  7. The home should be photo ready prior to our photographers arrival (see How do I

    prepare my property)

  8. All occupants are required to vacate the home upon photographers arrival for the

    duration of the shoot.
