We cannot do this alone. We rely on our clients/property owners to help us maximize our efforts to provide Top-Notch imaging. It is important to prepare the home ahead of time, to know what to expect and to understand how to avoid any delays.

STAGING TIPS

These are all merely suggestions, and are in no way REQUIRED. They are points that will ENHANCE the photos.

  • Although most appointments are scheduled during the day, all lights should be turned on prior to the photographers arrival to add warmth to photos. Please make sure that there are bulbs in every light and that any lamps/lights are plugged in.
  • All window treatments should be open, and blinds pulled open to allow maximum light for exposures. Photos will capture views through windows, however - so please make any blind adjustments accordingly.
  • Have windows cleaned if possible to allow most unobstructed views outside.
  • Remove any clutter from table tops/counters/shelves/ and floors so that the photos can better showcase the home and not the current homeowner's things. Some items to hide(if possible):
    1. trashcans
    2. unsightly wires
    3. all cosmetics,soaps + toiletries from
      counters,showers,bathtubs.
    4. food/appliances/utencils from kitchen counters
    5. Clothing hampers/laundry piles
    6. Used towels
    7. prescriptions/medical equipment
    8. Mail/paperwork
    9. Miscellaneous small utility items on nightstands/desks 10.In kitchen, remove: small appliances, utencils, paper towels, any food items, soaps, spices/oils, hand towels, cutting boards, and any magnets or papers/photos on refrigerator.
  • Have beds made in bedrooms
  • Matching towels should be hung decoratively in bathrooms.
  • Try to arrange matching decorative items in each room, to add a splash of color / contrast to the photos.
  • Wipe down walls/baseboards - especially in high traffic areas to remove any shadow marks / or imperfections that might be visible in high definition photographs.
  • Photographs will also be taken of front and back yards (if applicable).
    1. Have grass freshly mowed
    2. Trees and bushes should be neatly trimmed
    3. Pull/Cut back dead vegetation
    4. Pull weeds
    5. Spray/clean/sweep concrete walkways/driveways
    6. If there are any patio covers or umbrellas, have them out. It helps to designate space in yards. Please note, we will not raise any umbrellas to avoid wind-swept accidents.
    7. If there are any fountains or decorative lighting, have them on. They will show up in photos (even during the day).
    8. If there is a pool or hot tub, have the cover off. It looks more inviting to see water than a cover.
    9. Leave a note in the kitchen area if there are any hidden areas/rooms/features/instructions that you would like showcased in the shoot.
  • Please leave any remotes for ceiling fans/blinds out in a conspicuous place for us to turn on lights and open blinds. Please note that if blinds should not be opened or touched, a note should be left in the kitchen to insure that we will not touch. We will do our best to open blinds and cannot be held responsible for faulty blinds, or blinds that are break as a result of our attempt to open them. If you have concerns about blinds, have them opened ahead of time or leave a note.
  • Fresh flowers make a difference! When possible add fresh florals to liven your kitchens,baths and master suites.
  • Spice up your entryway and patios with colorful flower pots.
  • Take down any family portraits.
  • Hide any firearms/ammunition etc. and any safes.

What to Expect

Depending on the services we are scheduled for, Your photographer(s) will need plenty of time (depending on size):

  • Photos 1-3 hours
  • Video 30-90
  • 3D tour 1.5 - 4 hours
  • Drone Photo/video 30-60 min
  • Twilight additional 30 minutes

The home should be cleaned and ready for the photographer to begin shooting at scheduled appointment time. The photographer will be taking multiple angles of each room so any extraneous items cannot be moved from room to room, instead should be placed in closets and garages ahead of time to avoid being shown in photographs. Please note that if the photographer needs to wait for the owner/agent to clean/stage home, we cannot guarantee that all areas of home will be photographed or included in video/3D. Appointments are scheduled with enough time for a 5 minute walk-thru to make suggestions, and to shoot the property NOT to stage the home. Any extra time spent will be billed at $75 per hour.

*For liability reasons photographer cannot move substantial items of value in the house. We encourage agents to view the home prior to shoot.
